I am trying to understand how the demo sites work. Is there a way to install just the OS template and the quick start demo without having to uninstall joomla?

Hello,

In All Joomla templates packages created by OrdaSoft you can find Quickstart Package. Quickstart Package allow you to install Joomla template with demo data in few clicks (it already includes Joomla). We highly recommend this method of Joomla installation for our templates.
