Joomla Real Estate

Hi there,

I am really liking what I am seeing in this Real Estate Manager component. I do have some questions before I make a purchase.

I have a well-rounded community website in a region known as a destination vacation location. The website features business reviews, private social network, discussions, real estate, vacation rentals, etc.); and it is vital that any real estate component I purchase be a great fit for my site.

So here are my questions- not necessarily in question format, but I would like to know if the component can work the way I need it:


- Multiple rental time frames/minimum stays I.e.) one night, a weekend, 7 days (most vacation rentals have a minimum 7-day stay, but some rental home owners will allow less than a 7 day rental like an overnight stay or a weekend rental;

- Multiple rental rates (different rental rates apply to different seasons I.e.) shoulder, peak, holidays, and off-seasons;

- Off-line payments (people tend to reverse charges on credit cards);

- Ability to block out days/weeks (most vacation rental homeowners have multiple rental calendars with multiple rental agents);

- Ability to integrate with EasySocial, or at a minimum add my ‘private label’ social share; Agents/homeowners should be able to share their posts/listings;

-Ability to auto Tweet, Facebook, Instagram integrations for new listings;

Ability to add policies I.e.) cancellations, refunds, pets, etc. It would be nice to have an additional tabbed area for these;

- Ability for agents/homeowners to manage their properties from the front end;

- Watermarking on photos;

- Flexible Agent/owner subscription based membership fees i.e.) Fees starting at $29.99/month for 1-2 properties for homeowners; $50.00/month for X properties for agents/agencies, etc.

- Ability to offer coupons for ‘special’ backdoor agreements made i.e.) Featured Business Listing may get a free monthly listing or X dollars off the price.

- Email carbon copy of booking requests sent to site admin;

- Is there a way to remove Reviews from For Sale listings?

EDIT: And, if I am reading things correctly- multi-hotel rooms can also be added as rentals?

EDIT 2: Is there an area to add extra fees associated with the rental i.e.) Cleaning Fees, Pet Deposits, etc.

EDIT 3: Ability to add custom fields to Details area i.e.) Turnover Day, Check In/Out times, Property sleeps X people, etc.

Sorry for all the questions, but I have spent a small fortune over the years on real estate components, and I just want to be sure, and have no surprises after I have made the purchase.

We have Multiple rental time for one property.
But now "minimum time" day or night - depend from admin settings in Real estate manager
In OS CCK "minimum time" you may set day or night or some time (hour, 4 hours ....)

- Multiple rental rates (different rental rates apply to different seasons I.e.)
You may set "special prices" for some rent periods

- Off-line payments (people tend to reverse charges on credit cards);
Every rent must be approved. It may approve by payPal - client pay money, or it may approve by property owner (if owner receive money with some another way)

- Ability to block out days/weeks
You may create some "dummy - property busy user" - and for so periods move property to this user

multiple rental calendars
I not understand what you mean, every one property you may move to some time period to rent - one time. So calendar only one !!!!

Ability to add policies I.e.) cancellations, refunds, pets, etc. It would be nice to have an additional tabbed area for these;
Please check we have field for price + special prices, You can't add additional price for pet - or other.
In Real estate manager - you may add so many "features fields as you wish" as "pet", "TV SET"... But you can't connect they with price
If you need many price fields(Pet + 10$, TV SET + 4$ ...) - please check ours OS CCK
There there you may add any fields and price fields also. With help CCK - and SimpleMembersip you may create community. In CCK - you may create any type content and move they to rent. But in CCK - you haven't "Special price"

- Ability to integrate with EasySocial, or at a minimum add my ‘private label’ social share;
‘private label’ - I not understand what you mean and I not know how EasySocial work.
But as example: you may add our "Social Sharing module" to every property and your client or properties owners - will can share properties

"Social Sharing module" you add one time to some Joomla menu - and it will appear on every page from this menu


- Ability for agents/homeowners to manage their properties from the front end;
You may configure this as in Real estate manager and in OS CCK

- Watermarking on photos;
In Real estate manager You may configure this

You may do this with help SimpleMembersip

With help SimpleMembersip - you may create some Free One month group - and when it expire - you will propose to users move to another group

You may configure this as in Real estate manager and in OS CCK

- Is there a way to remove Reviews from For Sale listings?
With Admin settings - you move remove review from site in Real estate manager
In OS CCK - you self select where add this - for any type of content

I not understand what you mean,
In Real estate manager you move to rent some properties (this may or house or room). Properties you may group:
- by owner, by category or by soe search result

In OS CCK - you may create any type of content(room, house, bed, service...) and anything move to rent.
Properties you may group:
- by owner, by category or by some search result
And You may create yet some content(tag, hotel, company) - and set it as parent, and you will can group you properties by this parent

Thank you for the response and answering my questions! I have to say, this is the first real estate component I have seen function perfectly out of the box with no tweaking. I am impressed!

I will clarify some of my questions that you didn't understand.

1. Ability to block out days weeks / multiple rental calendars

Many homeowners who rent their homes out as vacation rentals will list the property with several different agencies. Each agency's website has a calendar, and they all differ from each other. It is up to the homeowner to make sure each agency updates their website's calendar so that no duplicate booking will be made.

I just need to make sure that as bookings are made by other agencies, I (or the homeowner), can block out these specific dates on my website calendar that has been booked through another agency.


2. Ability to integrate with EasySocial, or at a minimum add my ‘private label’ social share / Ability to auto Tweet, Facebook, Instagram integrations for new listings;

EasySocial a Joomla component developed by StackIdeas and is a private social network which functions similarly to Facebook. Because I am in a niche region, this social network is more intimate and concentrates on the local area.

All but one of my components is integrated with EasySocial, meaning that when a person or business completes an activity i.e.) posts a blog, makes a comment, starts a discussion, leaves a review, etc., on my site, it is published in the timeline i.e.) Realtor Jane just published a post "Holiday Cleaning Tips" with an image, intro description, and link to the article, etc.

With EasySocial (and other components by StackIdeas), users can set up api's to their other social media account and any blog posts, etc., are automatically uploaded to user's Facebook, Twitter, Instagram accounts.

So for me, having the ability to have new property listings appear in the timeline is a natural given.

Maybe I can just add the information to the listing description...


4. I added one more item in one of my edits which deals with: Ability to add custom fields to Details area i.e.) Turnover Day, Check In/Out times, Property sleeps X people, etc.

I hope I clarified the information that you did not understand.

Sorry, RealestateManager not supported it.
We supported "Simple membership" and "Community Builder"

3. Ability to add policies I.e.) cancellations, refunds, pets, etc.
This is only with help or "Custom Fields" or "Property description" or with help "Features fields"
OR in every "RealEstate view" we have "Joomla module positions" - so you may insert custom Joomla Module here
