The same problem from us with realestate manager
does not send e-mail to administrator and the client for rent
The field option is grey and do not possible to change
How to fix?

On your image, for send you need set option to "YES" (Si), Also you need set option to YES for Rent request (on your images for review)

Self email text - you may change with help "Realestate Manager :: Language Manager"
